Advancing a Landmark Community Vision in Los Angeles County

As part of the larger FivePoint Valencia community—one of the most significant planned developments in California—Entrada South and the Valencia Commerce Center represent a major step forward in expanding housing, employment, and infrastructure opportunities in northern Los Angeles County. The Los Angeles County Board of Supervisors unanimously approved the project and certified the Environmental Impact Report, marking a milestone years in the making.

This phase introduces 1,574 new dwelling units and 3.4 million square feet of industrial and business park space, contributing to the broader FivePoint Valencia plan of 21,000 homes across 15,000 acres. Designed to expand access to housing, support regional job creation, and enhance mobility, Entrada South and the Valencia Commerce Center continue the long-term vision of a connected, sustainable, mixed-use community.

Core Elements

The approved project includes:

  • 1,574 new residential units supporting long-range community growth

  • 3.4 million square feet of Industrial/Business Park development

  • Integration into the larger FivePoint Valencia master-planned community

  • New infrastructure, roadway access, and utility improvements

  • Expanded public amenities including open space and trail connectivity

  • Environmental mitigation measures incorporated through the Supplemental EIR process

Beyond the Blueprints

To help advance this complex, multi-year effort, Harris provided comprehensive environmental and entitlement support, including:

  • Environmental services for preparation of the Supplemental Environmental Impact Report

  • Entitlement services supporting project processing, hearings, and coordination with County staff

  • GIS analysis and mapping, including land use exhibits, constraints mapping, and supporting materials

  • Multi-year staff support beginning in 2018, ensuring continuity, technical accuracy, and responsiveness through public review and approval

Together, these services helped guide the project from early environmental analysis through final approval—supporting a transformative community that will bring new homes, new jobs, and long-term economic vitality to the region.
